A Notary Public is a public official appointed by a state government to help deter fraud. Notary publics witness the signing of important documents and verify the identity of the signer(s), their willingness to sign the documents, and their awareness of the contents of the document or transaction.
A Notary Signing Agent (NSA) facilitates loan closings for the mortgage finance industry. Specialized training and certification is required by National Notary Association to become an NSA. Therefore, all NSAs are also Notary Public but, not all Notary Public Individuals are NSAs.
Acknowledgment
An acknowledgment ensures that the signature on the document can be trusted by the receiving agency. Many important documents require acknowledgments such as recordable documents, loan agreements, deeds, and powers of attorney. Simply, you are who you say you are.
Jurat
A jurat (verification upon oath) requires the signer to be compelled to truthfulness regarding the content of the document. The signer is required to take an oath/affirmation before the Notary in order for the receiving agency to trust the signer’s statements within the document. Jurats are often performed on affidavits and depositions. Put simply, you swear what you presented to sign is true and correct.
Affidavit
An affidavit is used for the purpose of proving in court that a claim is true. This term is used in conjunction with other terms described above.

Loan packet required by bank or lender. I will print and have these in my possession at time of appointment, we will process together. These packets contain the types of documents described above, and you can trust me to identify and explain how to sign. keep in mind I cannot explain the document/transaction terms or specifics, only how to sign. Other questions should always be directed to your loan officer or appointed transaction contact. Should you have questions, you should obtain answers prior to your appointment with me.
